Owner’s Advisor Services
We act as an extension of owner and developer teams to execute real estate projects around the world. We manage and coordinate all activities associated with the lifecycle of large-scale construction projects, from pre-development and ideation to pre-construction and construction management for new builds and major renovations.
Pre-Development
From the earliest phase of a project, we shape its direction and viability to successfully meet all budget, quality, and scheduling goals. Services include, but are not limited to:

Pre-Construction
In partnership with owner and developer clients, we lead the pre-construction process, directing planning, design coordination, permitting, procurement strategy, and cost control to ensure informed decisions, disciplined execution, and a seamless transition into construction. Services include, but are not limited to:
- Initial project planning
- Communication procedures
- Project records (organization)
- Responsibility (roles) matrix

- Project design coordination (PDC) and project control group (PCG) meetings

Construction Management
We manage and oversee all aspects of a project’s construction for the owner or developer. We direct and coordinate activities and partners, in addition to monitoring costs, schedule adherence, and quality control. Services may include, but are not limited to:
- General contractor management
- Owner, architect, and contractor (OAC) and project control group (PCG) meetings
- Reporting
- Submittals, requests for information, and change proposals processing
- Cost control (general contractor payment applications)
- Certificates of insurance (design consultants, general contractors)
- Quality control, special inspections, and safety
- Schedule management
- Furniture, fixtures, and equipment (FF&E)
- Substantial completion and punch lists
- Occupancy (permits)
- Record drawings (marked-up drawings, as-builts)
- Contract close-outs
- Final payment and close-out reports
Comprehensive Construction Services
Beyond typical construction management, we take on the full responsibility and commitment for the completion of projects, replacing the role of the general contractor, including assuming all associated risks and subcontractor management. We are responsible for all aspects of a project’s construction through a single contract with the owner or developer. We do this from both an at-risk and not at-risk perspective. Services may include, but are not limited to:
- Project planning and pre-construction
- Construction oversight and schedule management
- Sub-contractor procurement and management
- Code compliance, permitting, pre-qualifications, bidding and procurement
- Owner, architect, and contractor (OAC) meetings
- All construction, and progress reporting
- Site safety planning and reporting
- Submittals, requests for information, and change proposals
- Quality control, special inspections, and safety
- Cost estimates, scheduling and constructability
- Furniture, fixtures, and equipment (FF&E)

Fee Developer Services
As fee developer, we act as a single point of responsibility for the entire project lifecycle, from concept to occupancy. Following client approval of a plan (and barring other critical changes), we assume responsibility for executing it, using our expertise to make timely, day-to-day decisions in the best interest of the project. This single-contract model simplifies the process and ensures a seamless project delivery.
Planning & Design Services
We provide integrated design services that streamline the path from early project visioning through construction execution. Our team supports clients with land planning, programming, feasibility assessments, and high-level schematic design to establish a clear and buildable project vision. We partner seamlessly with design architects—offering local Hawaii code and permitting expertise, Architect of Record capabilities, and full Construction Administration services. By bridging early conceptual thinking with disciplined execution, we ensure that great design translates into successful, constructible projects.
