Mr. Salter’s career in the construction industry spans over three decades. He is presently a building and development consultant for numerous redevelopment agencies throughout the western United States. Through CM&D, Mr. Salter provides exclusive construction and development project management to developers, architects, engineers, and municipalities. Over his career he has built in four continents and has been responsible for some the premier projects built. In 1995 Mr. Salter was the Project Manager of the Six Tower High Rise Development – Country Club Village, which received The International Public Engineers Grand Award as the Project of the year.
Over the years, Mr. Salter has been involved in all phases of the building process and Building types (Office, Hospitality, Residential, Industrial) from planning, site acquisition, and pre-design budgeting, through design, procurement, underground construction and utility installation, site work, and field construction.
Mr. Salter has also developed an appreciation for the value of teamwork and functions as a resource to engineers, architects, Financial Institutions and owners.

Mr. Stay complements CM&D with a wide range of real estate development, acquisitions, business development, and project and asset management experience. His background and proven track record allow him to further CM&D’s global reach while overseeing the successful completion of all current projects both in the US and abroad.
Over the past decade Mr. Stay has gained experience in government contracts, residential and commercial development, asset management, project management, and business consulting. Recently, Mr. Stay has specialized in US as well as Global projects including residential mid-rises, single family master plan subdivision, student housing, hotels, commercial retail and industrial campuses. He has built extensive networks with the Capital Markets, including institutional investors, lenders, private equity firms, special servicers and owner/developers.

Mr. Wickman brings to CM&D over 29 years of experience in the Finance industry holding key positions in the accounting, budgeting, reporting, forecasting and strategic planning functions.

Mr. Pragastis has over twenty years of experience in the design, construction, and construction management of projects ranging from transportation, to heavy industrial, to hospitality in the capacity of both general contractor’s upper management and owner’s representative. Over the last ten years he has specialized in the project/construction management of luxury resorts.
Mr. Pragastis is capable of managing multiple teams on technically complex and schedule-intensive projects, from design development through construction and completion. With his background in design/build and fast-tracked projects he has developed a solid foundation in team leadership and cost management.

Mr. Irvine has over thirty years of experience in construction industry and construction management.
His diverse construction background enables him to expedite all phases of the building process, beginning with the design stage through final site construction.
Mr. Irvine has extensive experience in site work, single- and multi-family residential, commercial, retail, movie auditoriums, hospitality and time share all completed on time within a very intensive project time frame. Working throughout the states, Mr. Irvine has always been able to adapt and successfully execute on any project.

Mr. McAustin brings to CM&D over 30 years of development management, capital structuring, acquisition, asset management, transaction and financial analysis experience. Additional experience includes real estate value maximization, strategic real estate planning, and sales and leasing for most real estate product types with assignments and projects throughout the United States, Latin America and Asia.
Mr. McAustin managed California-based Belrad Group’s Pasadena office, providing commercial real estate merchant banking and advisory services for institutional and high net worth clients. These advisory services included development management, equity and joint venture structuring, advanced knowledge of finance and real estate transaction life cycles, acquisition analysis, in-depth research on market conditions, asset management, venture restructuring/repositioning, debt financing and litigation support. Real estate product types included condominium development, office, retail, industrial, mixed-use, hotel, ground lease, military housing, unimproved land and residential developments.

Espen Segal has a highly diversified background that encompasses both architectural and construction services from project inception through production, administration, and management. Mr. Segal has worked on numerous project types including new construction, landmark restoration, mixed-use, hospitality, high end residential and corporate interiors and has experience with both union and non-union construction in New York City.
Mr. Segal is currently a Project Director at CM&D, overseeing multiple teams on projects in New York City, from ground-up high rise hospitality to ground-up high end condominiums. His day-to-day responsibilities include overall management of the pre-construction process between the consultants, the General Contractor and Ownership, as well as their equity partners and lending institutions. Other responsibilities include the direct project-specific management and oversight of procurements and purchasing, from scheduling and scoping through interviewing, leveling and awards.

Jim Merlene has over 25 years’ experience managing complex construction projects on time and within budget from cradle to grave. Mr. Merlene’s work experience includes a diverse array of large, complex, at risk commercial construction contracts valued in the hundreds of millions of dollars. Previous project experience includes hospitality, residential, institutional, government and renovation projects.
Mr. Merlene is capable of managing multiple teams on technically complex and schedule-intensive projects, from design development through construction and completion. With his background working at Clark Construction on fast-tracked projects, he has developed a strong foundation in team leadership and cost management.

Richard L. Griffin brings 37 years of general construction management experience, having managed teams of project managers, superintendents and mechanical engineers overseeing as many as 50 consecutive projects. Richard is an expert in defining and enforcing the details for construction and fitting out projects and in explaining construction terms and technologies to clients. Richard is highly skilled in writing substantiated position papers and in leading negotiations with all project team members so that all parties understand and make their commitment to milestones and cost control requirements.
